Designers and Builders, for Timeless Design and Timely Construction

Timely Construction: We will not pull our builders from your job. We will work on your project, continuously until completion. Of course, there are times when sub-contractors have to wait upon other trades to complete their work, before they can carry out theirs, but our meticulous planning and project management keep these inactive times to an absolute minimum.

Throughout your project, we will provide you with a timeline, which will show you exactly how we are progressing with your project. This timeline shows our staff if, by some circumstance, on-site progress is not going according to plan, allowing us to adjust and adapt to the needs of your project thereby keeping delays to a minimum, or in most cases, avoiding delays altogether.

As Registered Master Builders we are committed to providing you with a standard of workmanship that far exceeds so-called ‘industry practice’. We do not practice; we simply provide you with a better product. Plus, you get the benefit of the fantastic Master Build Services 10-Year Premium or Classic Guarantee. As you may already know, our workmanship is of such high standard, that we have in the past two years been awarded two Gold Awards and two Silver Awards in the Master Builder House of the Year Competition along with several other awards, including Category Winner for Sustainability. In terms of the Master Builder House of the Year Award structure, a Silver Award is given to buildings that exceed ‘industry standard’ by at least 65%. Gold Awards are only awarded to buildings that are completed to at least 80% better than ‘industry standard’.

If you build with us, we will provide your Building Permit Ready Plans Free of Charge! We must have certain work done by Engineers and other consultants, and those costs will be on-charged, but, other than those costs, your Building Permit Ready Plans will be prepared at no cost to you, if you build with Timeless Homes Limited.

Construction Progress Payments are made by means of the following Staged Payments. This means, you only pay for work completed.

Contract price is made up of the following parts:
A	Contract Deposit			5%
B	Other Items: As listed in the Special Conditions of the Contract
	Site Works, Site Services	¾	Payment upon completion of each stage of the work. If you build with us, the Building Permit Ready drawings are provided free of charge.
	Consent Fees
	Engineering Fees
	Architectural Design Fees
C	Dwelling Cost: Contract Price less items above.
	Staged Payments below are a percentage of Dwelling cost only.
	Upon substantial completion of the following stages:
(i)	Foundation and Floor Structure			7%
(ii)	All Wall Framing			14%
(iii)	All Roof Framing			5%
(iv)	The Roof and Fascia			6%
(v)	All Exterior Doors and Windows			8%
(vi)	All Exterior Wall Linings and/or Veneers			6%
(vii)	All Exterior Decoration or Coatings			5%
(viii)	Installation of Pre-Wire, Pre-Plumb and Insulation			3%
(ix)	All Interior Linings			8%
(x)	Interior Doors, Architraves and Scotia			5%
(xi)	Internal Stopping, Completed and Sanded			3%
(xii)	All Interior Decoration or Coatings			5%
(xiii)	Kitchens and Bathrooms			10%
(xiv)	Plumbing and Electrical			5%
(xv)	Hardware and Tiling			5%
(xvi)	FINAL PAYMENT Upon Completion of the Works, the balance of the Contract Price is payable before the Owner takes possession.			5%
