What makes a design

beanbag. Our trained and experienced Architectural Designers will work with
you to realise your vision for your new home. At the same time, they’ll guide
you and assist with the principles of Timeless Design: We will provide you with a design
that not only satisfies the material needs of the owner, but a house that
captures the essence of home. Great homes are a result of a balance between
location, floor layout, exterior elements and interior details. In terms of
location, your home needs to be designed for it’s environment, taking account
of views, wind, climate, relation to North and other factors. The floor
layout will follow these same principles, but will be designed to satisfy
your lifestyle. Exterior detailing and interior finishes and details is what
‘makes’ the home special. All these elements, combined, is what makes the
difference between a house and a truly inspiring home. So, why not just pick a standard plan from your average volume
builder? Because, only a custom designed
home will satisfy your lifestyle and be perfect for your section. Your home

that does not date; a home that ages gracefully and timelessly, looking as
elegant many years from now, as it does on handover day. Of course, you may
wish for a specific style in your home. We have many years experience with
more traditional styles of Architecture. Timeless Colonial designs, New
Zealand Villas, elegant Edwardian manors, fantastic farmhouses, beautiful
baches – whatever your requirement, we can provide it. Rest assured, if we do
not have the skills to provide a particular product, we will tell you. If, of
course, you already have your own builder, we’ll be happy to provide you with
the most meticulous Building Permit Ready drawings and documentation for you
to submit to council and build with your own builder. Of course, we would
love to build your home, and if you do build with us, you get the other three
T’s too! Our key design staff have been working with traditional styles of
Architecture since 1989. Mark’s first experience with traditional
Architecture was with Victorian row-house restoration and with renovation of
Cape Dutch farm homesteads. He grew up in a corner bay villa, so was no
stranger to high ceilings, beautiful timber floors, picture rails, large
architraves and high skirtings. Now, our aim is to combine the more
traditional styles with much higher than code standard insulation. This,
combined with new building technology, makes it possible for us to provide
you a traditional style home with exceptional comfort levels, with heating
energy operational costs far lower than in most modern ‘built to code or
better’ homes. Most of our new designs, use 50% less energy to heat or cool
than the norm. If you build with
us, we will provide your Building Permit Ready Plans Free of Charge! We must have certain work done by
Engineers and other consultants, and those costs will be on-charged, but,
other than those costs, your Building Permit Ready Plans will be prepared at
